The central government has launched the second phase of its flagship housing initiative, Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0), to provide affordable housing for one crore economically disadvantaged families and middle-income groups in urban areas. Approved by the Union Cabinet on August 9, 2024, the scheme aims to ensure all-weather pucca houses for eligible beneficiaries in metropolitan regions.
Under PMAY-U 2.0, the government plans to develop one lakh new houses in the first five years, starting from September 1, 2024. Each house will receive a financial subsidy of ₹2.50 lakh, reducing the financial burden on beneficiaries and accelerating the development of affordable housing across urban India.
PMAY-U 2.0 is a cornerstone of the government’s agenda for inclusive urban development, addressing the housing needs of diverse segments, including slum dwellers, SC/STs, minorities, widows, women, persons with disabilities, and other underprivileged groups. Beneficiaries can avail of the scheme either through PMAY-U 2.0 or its rural counterpart, PMAY-G, depending on their jurisdiction.
The scheme is structured into four verticals to cater to varied housing needs:
Families from the Economically Weaker Section (EWS), Low-Income Group (LIG), and Middle-Income Group (MIG) with no pucca house in the name of any family member are eligible. The income criteria are as follows:
To apply, eligible families must provide the following documents:
Applicants can verify eligibility and apply through the official PMAY-U portal by following these steps:
