Sobha Reports 17.8% Growth in Q3 FY25 Sales Value—Highlights From Operational Update

Sobha Limited has announced its operational performance for the quarter ending December 31, 2024, reporting a 17.8% growth in sales value compared to the previous quarter. The real estate major achieved sales worth ₹13.88 billion with a new sales area of 1.01 million square feet (sft) at an average price of ₹13,663 per sft.

Growth Drivers and Regional Performance

Bangalore Leads the Growth

Bangalore continued to dominate Sobha’s sales, contributing 72.1% of the total sales value. The city recorded sales worth ₹10.01 billion with 722,886 sft sold, reflecting a robust 64.5% increase compared to the previous quarter. The launch of Sobha Ayana, which accounted for more than half of the sales value in Bangalore, played a pivotal role in this growth.

Performance in Other Regions

  • Gurgaon contributed 10.3% of total sales, showing signs of improvement from the previous quarter.
  • Pune saw increased traction as one of its key projects, Sobha Nesara, neared completion, boosting customer confidence.
  • Tamil Nadu posted an impressive 79.4% growth in sales value during the first nine months of FY25, supported by new launches.
  • Kerala and Hyderabad maintained steady performances despite existing inventory levels.

Key Highlights and Price Realisation

  • Sobha’s share in total sales value rose to a record-high 90% in Q3 FY25, largely attributed to the Sobha Neopolis and Sobha Ayana projects.
  • For the first nine months of FY25, Sobha sold 3.12 million sft with a sales value of ₹44.41 billion, reflecting a 31.3% increase in average price realisation year-on-year to ₹14,226 per sft.

New Launches Boost Growth

A notable launch during the quarter was Sobha Ayana in Bangalore.

  • Total saleable area: 1.13 million sft
  • Comprising 12 wings and 683 apartments with 3-bedroom configurations.
  • Apartment sizes range between 1,553 sft to 1,789 sft.
  • Located in the high-demand area of Panathur Main Road, near Marathahalli-Outer Ring Road, known for its dense office spaces.

The strategic location has helped fuel demand, further cementing Sobha’s presence in the region.
