India’s real estate market has news as Property Share Investment Trust (PSIT), the country’s first registered Small and Medium Real Estate Investment Trust (SM REIT), opened its initial public offering (IPO) for subscription on December 2, 2024. It will remain open until December 4, 2024, offering a unique investment avenue for individuals and institutions.

The lead manager for the Property Share Investment Trust IPO is ICICI Securities, responsible for overseeing and managing the issuance process. Additionally, KFin Technologies has been appointed as the registrar, handling administrative tasks, such as processing applications, allotment of units, and maintaining investor records.

About the First Scheme: PropShare Platina

The proceeds are to primarily fund the acquisition of the Prestige Tech Platina asset, a LEED Gold-certified office space spanning 246,935 sq. ft. on Bengaluru’s Outer Ring Road (ORR). The property is leased to a US-based tech company on a 9-year lease, with a 4.6-year average lock-in period and a 15% rent escalation every three years.

Understanding SM REITs

Small and Medium Real Estate Investment Trusts (SM REITs) are investment vehicles that pool funds from at least 200 investors, focusing on properties with an asset size between ₹50 crore and ₹500 crore per scheme.

Unlike traditional REITs, which require a minimum asset value of ₹500 crore, SM REITs allow for investments in smaller properties, covering both commercial and residential segments. Introduced by SEBI in 2024, these trusts provide a framework for structured real estate investments within this smaller asset range.

Property Shares coming up with this IPO is a step in diversifying investment opportunities within India’s real estate sector. By targeting small and medium-sized properties, this SM REIT plans to bridge the gap for investors seeking access to real estate without directly owning assets.
