Discounted cash flow analysis

In finance, there are techniques used for investment and development appraisal. These methods involve converting future cash inflows and outflows into present-day terms through a process called discounting. Two common forms of discounting are internal rates of return (IRR) and net present value (NPV). These techniques are often used to evaluate land and investments, rank various projects, or assess their individual components.
